Prime is plain about this: New Caney has almost no modernization market yet, and a contractor who proposes controller replacements for Valley Ranch-era equipment is selling scope, not solving problems. The corridor's machines are current-generation; the honest conversation for them is maintenance quality and diagnostic access on proprietary platforms, and Prime has that conversation instead.

The exceptions are the community's pre-boom buildings — the older school, church, and commercial stock that predates the corridor's growth — where aging door operators, power units, and controllers can justify targeted work, scoped in writing before it begins: what is replaced, what is retained, what needs OEM parts. There is also a forward-looking version of the conversation worth having early: owners of proprietary-platform equipment should understand, years before it matters, what their eventual control-replacement options are and what an open, non-proprietary system would mean for the building's second decade.
