What is elevator modernization?

When does a building need elevator modernization?

What does elevator modernization cost?

There is no honest flat price for modernization, because cost is set by scope — which subsystems are replaced, on how many cars, over how many stops — so Prime prices each project from the survey rather than a rate card. How does compliance factor into modernization?

Modernization is regulated work in Texas: it is an alteration under the standards TDLR adopts by rule, and Health and Safety Code §754.014 requires that an alteration not diminish the equipment's safety below the level the chapter requires at the time of the work. Those standards are built on the ASME codes — A17.1 for installations and alterations, and A17.3, which sets minimum safety standards for existing equipment regardless of installation date. How do we know it's time to modernize instead of repair?

Can we modernize just the controller?

When does full replacement beat modernization?

Does the elevator shut down during modernization?
